For the first nine months of 2026, the unaudited consolidated net profit of INVL Baltic Real Estate, a real estate investment company, stood at EUR 1.11 million, a significant drop from the EUR 3.25 million reported for the same period in 2025. The company's revenue remained stable, at EUR 3 million for both years.

The decline in net profit, according to Vytautas Bakšinskas, the real estate fund manager at INVL Asset Management, which manages INVL Baltic Real Estate, was mainly due to slower real estate value growth compared to the previous year. Despite the decrease, the company's key operational metrics, such as rental income and occupancy rates, remained fairly stable.

The Vilniaus Street 37 building, one of the company's key properties, saw a notable increase in rental income, jumping by more than 50 percent. At the end of September 2026, the building's occupancy rate stood at 98%. The Žygio Business Centre also reached full occupancy, recording EUR 0.31 million in rental income, up 10% from the corresponding period in 2025. The occupancy rate for this centre was 100% by the end of September.

The company is currently completing major renovation works on the former Pramogų bankas building in Vilnius, which will house the second Talent Garden Vilnius co-working space. This space is expected to open in January 2027, adding 3,500 square metres of prime space to the company's portfolio. Even before the opening, 43% of this space has already been leased.

The value of real estate managed by INVL Baltic Real Estate increased by 9.6% from the end of 2025 to the end of September 2026, reaching EUR 52.3 million. At the end of September, the company's consolidated equity amounted to EUR 28.53 million, corresponding to EUR 3.60 per share. The annual growth, including dividends, reached 5.5%.

INVL Baltic Real Estate manages real estate in Vilnius and Riga, including office buildings in the Old Town of Vilnius and in Šiaurės miestelis, as well as 52 hectares of land plots in the Dommo Logistics and Industrial Park. The company's properties, as of the end of September 2026, had an occupancy rate ranging from 83% to 100%.

Since its inception in 2016, INVL Baltic Real Estate has been one of the Baltic real estate funds open to retail investors, generating stable returns. The company has paid its investors a total of EUR 2.47 per share in dividends since its start.
