Gildred Companies, a Southern California-based real estate firm with roots dating back to 1927, has announced the sale of Lionspoint, a 20,146-square-foot, two-tenant flex building located at 3186 Lionshead Avenue in Carlsbad, California. The property was sold for $6,350,000, or $315.26 per square foot.
Originally acquired by Gildred Companies in August 2016, Lionspoint was a unique asset within the company’s broader Southern California portfolio, which primarily focuses on incubator and multi-tenant industrial properties. The sale marks the firm’s ongoing portfolio optimization strategy and its commitment to investing in high-performing industrial assets.
According to Brook Logan, Chief Executive Officer of Gildred Companies, "We are pleased with the successful sale of this Carlsbad property. This transaction allows us to further concentrate our investments in multi-tenant warehouse product across Southern California, where we continue to see strong tenant demand and long-term growth. The property was marketed and sold by the Williams Roth Group of Lee & Associates North San Diego County. The buyer, Bomel Construction Company, is one of the nation's largest concrete contractors. Bomel plans to occupy the building, highlighting continued demand in North County San Diego.
