Xcalacoco Transforms into New Residential Community in Playa del Carmen

PLAYA DEL CARMEN, QUINTANA ROO, MEXICO, October 7, 2026 /CourierPR/ -- Xcalacoco, a northern stretch of Playa del Carmen, is transforming from a tourist corridor into a new residential community. This shift is part of a broader trend in the area, where the historic center and Fifth Avenue, which have seen significant growth over the past decades, are now maturing. The decreasing land availability and rising prices in the downtown area are driving residential activity towards other parts of the city.

The coastal corridor between Punta Esmeralda and the Corasol and Mayakoba area is witnessing a significant change. This area, once dominated by hotels and isolated developments, is now home to occupied homes, commercial activity, and year-round life. The transformation is reminiscent of the development of Brickell in Miami, where an area of empty offices turned into the city's most sought-after address within two decades. However, this transformation is on a different scale and in a different context.

According to industry data from AMPI, Softec, and TINSA, Playa del Carmen's premium residential market has shown an appreciation of close to 10% annually over the past decade. The established downtown area averages around US$4,200 per square meter. In contrast, the new supply in the northern corridor still trades below that level.

One of the key developments in this area is Distrito Xcalacoco Beach, a project by TM Real Estate Group, a Spanish company founded in 1969 with more than 25,000 homes delivered. TM Real Estate Group has been present in the Riviera Maya for nearly twenty years through its hotel operations. The Distrito Xcalacoco Beach project comprises 275 homes and a US$65 million investment. The first phase, which includes 89 homes, began key deliveries in August 2026, with the opening of its dining plaza scheduled for October 2026. This milestone will add services and activity to the area, contributing to the growing residential community.

The vision for the project calls for a phased development of roughly 1,000 homes as a long-term projection. The arrival of residents is already having a tangible impact on the area. Businesses and services are being sustained, and year-round economic activity is being generated. The project is broadening the profile of its users, from second-home owners to families staying for longer periods, remote-working professionals, and buyers interested in medium- and long-term rentals.

Alejandro Zarfino, CEO of TM Real Estate Group, emphasized that the process of transformation is not just a future promise but a process that can already be verified.

The growth in the area also requires planning. Infrastructure must keep pace with the growing number of residents, and sargassum remains one of the main challenges in the Mexican Caribbean. A coordinated strategy among authorities, the tourism sector, and developers will be necessary to sustain this growth over time.

In conclusion, Xcalacoco is on the cusp of becoming a thriving residential community, with Distrito Xcalacoco Beach leading the way. The project's phased development and the arrival of residents are already making a significant impact on the area, contributing to its transformation from a tourist corridor to a new residential hub.
