Woodland Real Estate Market Stays Steady with Increased Negotiation Activity

Woodland, Calif. - According to a recent residential real estate analysis by Michelle Edgington, a broker associate with EDGINGTON | CHOATE Real Estate Group at Nick Sadek Sotheby's International Realty, the real estate market in Woodland Proper and Wild Wings remained steady in October 2026, with 39 residential closings, the same number as in October 2025. However, the average closed price saw a decrease of approximately 5.5%, from $597,213 in October 2025 to $564,130 in October 2026.

Edgington’s analysis of MetroList MLS records revealed that despite the unchanged sales count, there was significant negotiation activity. Out of the 39 completed October sales, 21 involved at least one pre-offer asking-price reduction, while 19 included seller concessions. A price reduction changes the advertised asking price before the offer associated with a completed transaction, whereas a seller concession may involve credits toward qualifying closing costs, repairs, financing expenses, or other negotiated transaction terms.

The average days on market were 40 in October 2026, a slight decrease from 45 days in October 2025. These figures do not indicate a decline in property values but reflect differences in property size, age, condition, neighborhood, and the mix of homes sold. For instance, Springlake, a newer community, accounted for 11 October 2026 closings with an average closed price of $706,051, higher than the overall Woodland Proper and Wild Wings average.

As of November 5, 2026, the MetroList Area Market Survey recorded 49 active residential listings in Woodland Proper and Wild Wings. The survey reported a median active asking price of $569,000 and an average listing market time of 76 days. These figures describe the November 5 inventory, not the October 31 month-end inventory.

Michelle Edgington, a California broker associate with DRE #01179699, emphasized the importance of evaluating recent comparable sales, current competing listings, property condition, and potential concessions before setting an initial asking price. For buyers, the findings support evaluating the full transaction, including purchase price, financing, property condition, repairs, and any negotiated credits.

The analysis illustrates that sales activity can remain steady while negotiation continues to influence completed transactions. Buyers in Woodland Proper may request seller credits, subject to seller agreement, financing rules, and contractual terms. The findings underscore the need for sellers to consider relevant comparable sales, property condition, and current competition when setting their asking prices.

These insights from Edgington’s detailed market analysis provide valuable guidance for both buyers and sellers navigating the Woodland real estate market in October 2026.
