West Coast Self-Storage Rolls Out StorageDefender Smart Units

West Coast Self-Storage, the eighth-ranked self-storage facility management company, has announced a significant rollout of StorageDefender Smart Units across its portfolio of nearly 170 locations. The move is part of a strategic initiative to enhance tenant satisfaction and generate new revenue streams.

According to John Eisenbarth, Chief Operating Officer of West Coast Self-Storage, the company evaluated a wide range of technologies before settling on StorageDefender's Smart Units. "We piloted key technologies and built our own systems, but any outside platform needs to meet a high internal bar," explained Eisenbarth. "Tenant demand was a driving factor. The 2025 SSA Demand Study found that 61% of tenants consider individual unit monitoring an important feature, and our own pilot locations showed a 60% adoption rate among tenants."

The Smart Units are designed to provide real-time monitoring of tenant units. Each enrolled unit generates $180 in annual gross recurring revenue for the company, independent of street rates and without requiring new construction or rate increases. At a typical 500-unit facility with 50% penetration, West Coast Self-Storage projects $45,000 in additional annual revenue.

Eisenbarth added, "StorageDefender Smart Units have delivered on both counts, improving both tenant satisfaction and profitability. Their support has been excellent, and the tenant demand validated our decision to standardize this solution across the portfolio."

The Smart Units are completely agnostic, compatible with various access control systems and property management software. Installation is quick and straightforward, with the units easily mounting magnetically inside the unit in about 15 seconds, requiring no wiring or outlets. The StorageDefender team handles the network installation and maintenance at every location, ensuring seamless data access across the entire portfolio.
