NEW YORK, Sept. 14, 2026 /CourierPR/ -- SL Green Realty Corp, Manhattan's largest office landlord, has seen significant progress in its leasing efforts for 2026. The company has secured 129 office leases totaling 1,760,649 square feet, marking a 15.8% increase in fully escalated rents compared to the previous terms. This strong leasing momentum reflects a growing demand for office space in the Manhattan market.
Notable among the new leases is the 5-year renewal agreement signed by IMG Worldwide LLC for 90,202 square feet at 304 Park Avenue South. The tenant was represented by a team from Newmark, alongside Savills. Another significant lease is that of Nearwater Management LLC, which has signed a new 8-year lease for 37,563 square feet on the entire 28th floor at 245 Park Avenue. This lease brings the building to 100% occupancy. The tenant was represented by Jones Lang LaSalle, while the landlord was represented by Cushman & Wakefield.
Greenberg Traurig LLP has also expanded its presence in the market, signing a 10.5-year lease for 33,477 square feet on the entire 33rd floor at One Vanderbilt Avenue. This lease increases the tenant's total commitment within the building to 133,365 square feet, maintaining the building's 100% occupancy rate. The tenant was represented by CBRE, while the landlord was also represented by CBRE.
Oceansound Partners LP has signed a new 5-year lease for 32,032 square feet on floors 8, 22, and 23 at 450 Park Avenue. The tenant was represented by Savills, and the landlord was represented by CBRE.
SL Green Realty Corp, with interests in 54 buildings totaling 30.6 million square feet, continues to focus on acquiring, managing, and maximizing the value of Manhattan commercial properties. The company's current office leasing pipeline has increased to more than 1.0 million square feet, indicating ongoing growth and demand in the market.
