Revitalization of Aspen's Historic Lift One Base Commences

Construction has commenced on the revitalization of Aspen Mountain's historic Lift One base, marking a significant milestone in the town's development. The project, spearheaded by Irongate Group and HayMax Capital, aims to transform the area into a vibrant, year-round neighborhood that honors Aspen's rich ski history while ushering in a new era of luxury and community.
The centerpiece of the redevelopment is the construction of Chalet Alpina, a resort, residential, and membership community. Located at the base of Aspen Mountain, Chalet Alpina will feature 26 fully serviced, shared-ownership resort residences, six full-ownership private mountain homes, and a host of luxury amenities, including a lobby bar, a rooftop pool, and a spa.
The project will also introduce a new ski lift at Dean Street, approximately 500 feet closer to town than the existing lift. This lift will eliminate the need for skiers to walk up South Aspen Street, significantly improving the overall experience. Alongside the new lift, two acres of park space, public lockers, and dedicated bike and pedestrian access will be developed, enhancing the walkability of the historic base.
To preserve Aspen's ski heritage, the project includes the restoration of several historic structures. One of the Skiers Chalet buildings will be converted into a new Aspen Snowsports History Museum, operated by the Aspen Historical Society. The Skiers Chalet Restaurant, which has been dormant for over two decades, will be reopened. Additionally, the historic Lift One base terminal, dating back to 1947, will remain on-site, serving as a tangible link to Aspen's origins as a ski destination.
Irongate Group and HayMax Capital collaborated closely with the City of Aspen and Aspen Skiing Company to develop a master plan that would not only enhance the community but also align with the broader Lift One Corridor redevelopment. After acquiring the Chalet Alpina site in 2015, the companies set aside previously approved entitlements to pursue a more ambitious vision: returning the ski lift to its original, lower location. This decision required years of additional design work and coordination, culminating in a 2018 master plan and a 2019 voter approval of the broader Lift One Corridor redevelopment.
The new lift is expected to be operational in 2030, completing the project's timeline. Resort residences will start at below $3 million, while the private mountain homes will be priced from the mid-$40 million range. The project is being designed by Guerin Glass Architects, with interiors by Martin Brudnizki Design Studio. Irongate Group and HayMax Capital believe that Chalet Alpina and the broader Lift One neighborhood will add a unique element to Aspen Mountain while honoring its history and bringing renewed energy to this important part of town.
