RangeWater Real Estate has expanded its investment portfolio in Atlanta's high-demand Buckhead neighborhood by acquiring Bell Buckhead West, a 280-unit, Class A multifamily community. The acquisition, made through a joint venture with Heitman Investment Management, marks a strategic move for RangeWater in a neighborhood known for its limited supply of rental properties.

Built in 2015, Bell Buckhead West is a five-story mid-rise community spread across 5.56 acres. It offers studio, one-, and two-bedroom residences with structured parking, situated in a well-established commercial and residential area of Atlanta. RangeWater plans to implement targeted interior renovations and selective amenity upgrades to enhance the resident experience.

Located in one of Atlanta's most supply-constrained submarkets, the property benefits from robust employment drivers, connectivity, and strong renter demand. The acquisition highlights RangeWater's ability to identify unique investment opportunities through deep industry relationships and local market expertise.

The property’s strategic location offers convenient access to key areas of Atlanta, including Buckhead, Midtown, Cumberland, the Central Perimeter, and Downtown. Within a one-mile radius, more than 1.6 million square feet of medical office space is located, including major facilities from Wellstar, Piedmont, and Emory, which support a diverse employment base and long-term demand for high-quality rental housing.

RangeWater Real Estate, based in Atlanta, currently owns or manages 9,744 units across the Atlanta Metropolitan Statistical Area (MSA), including 2,140 units within a five-mile radius of Bell Buckhead West. This local market insight and operational advantage support long-term value creation for residents and investment partners.

The acquisition underscores RangeWater's commitment to high-growth markets with a strong need for rental housing. Founded in 2006, the company has acquired and developed nearly 37,900 multifamily units, representing $7.5 billion in total capitalization, and has offices in Atlanta, Charlotte, Dallas, Denver, and Jacksonville.

Heitman Investment Management, a global real estate investment management firm with $49 billion in assets under management, played a significant role in this acquisition. Heitman's expertise in real estate investments through private equity, debt, and publicly-traded real estate securities complements RangeWater's local market knowledge and operational capabilities.
