VILNIUS, Sept. 17, 2026 /CourierPR/ -- Prosperus Retail Property Fund has agreed to acquire the Ozas shopping and entertainment centre in Vilnius, Lithuania, for €200 million from NEPI Rockcastle. This acquisition marks the fund's first major investment in the Baltic retail property market and is part of its strategy to build a diversified portfolio of dominant retail assets across Central and Eastern Europe.
Ozas, opened in 2009, is one of Vilnius’s largest and best-established shopping centres, boasting approximately 70,600 square metres of gross lettable area and around 200 retail units. The centre offers a diverse mix of fashion, lifestyle, food, services, and entertainment, making it a key shopping destination in the Lithuanian capital. Its prime location in northern Vilnius, combined with strong road and public transport connectivity, ensures a large metropolitan catchment. The tenant mix includes leading international and domestic retailers, complemented by significant entertainment components such as a cinema, family entertainment, and fitness facilities.
Gediminas Baltakis, principal shareholder of Prosperus Asset Management and leader of Prosperus Retail Property Fund, stated, "Ozas is a high-quality asset in one of the region’s most attractive capital cities and provides a strong foundation for Prosperus’ regional strategy. Our objective is to build a scaled platform focused on dominant retail destinations and to become one of the leading shopping centre operators in the region."
The acquisition follows NEPI Rockcastle's active ownership and investment in the asset since 2018. The sale represents a significant transaction in the Lithuanian shopping centre market and is expected to be completed subject to customary closing conditions and regulatory approvals.
Prosperus Retail Property Fund aims to expand its asset base to at least €1 billion within the next 18 months. The fund intends to pursue an active acquisition strategy, targeting established retail assets with strong market positions, resilient tenant demand, and potential for long-term value creation. The acquisition of Ozas is the first step in this broader strategy, providing Prosperus with an institutional-scale asset from which to build its wider regional platform.
Baltakis added, "The €200 million acquisition of Ozas is the first step in a broader strategy. We are already evaluating additional opportunities and expect the next 12 to 18 months to be an important period of portfolio expansion."
Following the acquisition, Prosperus plans to take a long-term ownership approach to Ozas, focusing on maintaining the centre's position as a leading retail and leisure destination in Vilnius while pursuing opportunities to enhance its tenant mix, customer proposition, and operating performance. The fund's strategy is based on acquiring assets with established market positions and combining scale with active asset management.
