PrimeSpace Capital Transitioned to In-House Management with QuikStor

QuikStor, a software platform developed by self-storage industry veterans, has supported PrimeSpace Capital in its transition to in-house management. The partnership, detailed in a recent press release, highlights QuikStor’s role in facilitating a seamless transition for PrimeSpace, a vertically integrated real estate investment firm specializing in self-storage.
In 2025, as the agreement with CubeSmart management came to an end at PrimeSpace’s Irmo, South Carolina facility, the firm decided to take control of its operations. Carolyn Stratton, Vice President of Operations at PrimeSpace Capital, explained, "We used it as our first case-study property. When you're really in the thick of it, there's nothing that can be hidden. You're seeing everything."
The decision to implement QuikStor’s Management Software was driven by the need for greater control and deeper insights into facility performance. According to Stratton, "We didn't just change software vendors. We built an entirely new management company from scratch, deployed an FMS in just 30 days, and completed the transition without losing a single tenant."
The implementation process was smooth, with QuikStor’s team supporting PrimeSpace through a compressed onboarding timeline. Shaina Coissart, an Account Executive at QuikStor, played a crucial role in the transition. Stratton praised Coissart, stating, "She hops on everything and is a great help. She's on the sales side, but she'd also be able to say, 'At my company, this is how I would do it for my customers at my storage facility,' and gave insight from that side, as well."
The platform’s third-party integrations and efficient workflows were seamlessly integrated, allowing PrimeSpace’s managers to quickly pick up the necessary functions. "QuikStor's definitely been a platform that's easier to transition into," Stratton noted. "Even if you had multiple stores, I still think it would be very user-friendly."
The success of the Irmo property has since allowed PrimeSpace to expand the facility with a new 42,000-square-foot building and an additional 10,000 square feet of renovated tenant space. With a dedicated acquisitions team now focused on already-operating properties, the management model proven at Irmo is set to scale across the portfolio.
Stratton highlighted QuikStor’s role in PrimeSpace’s growth plans. "There have been a lot of changes along the way that have been easy to implement. Every time we have thought of a suggestion or items that we think we need, they've been willing to listen," she said. "It's a company that is doing well for where it is right now, and has great plans to further their software's abilities."
