Pacific Industrial Completes Successful Development of Stadium Landing Campus

Pacific Industrial has successfully developed and fully leased its Stadium Landing industrial campus in Anaheim, California, a project that was once considered impossible due to complex ownership and lease issues. The 17.5-acre campus, located between Angel Stadium and the Honda Center, now houses two Class A industrial buildings, each measuring 237,246 and 100,784 square feet, respectively, and is fully occupied by advanced manufacturing operations.
The development of Stadium Landing began in 2017 when Pacific Industrial, based in Long Beach, California, tackled a 50-year ground lease signed in 1973 that encumbered much of the land. Ownership was fragmented among family estates, a hospital, and a church, complicating the development process. Additionally, more than 40 tenant leases had to be wound down to clear the site for construction.
Pacific Industrial acquired the original 8.5-acre parcel and the adjacent nine-acre North Stadium Business Center, creating a contiguous 17.5-acre assemblage. Over the next several years, the company worked to clear the site and maintain interim cash flow from the property. The completed campus features 36-foot minimum clear heights, truck courts up to 185 feet deep, and 37 dock-high loading doors, providing immediate access to five major freeways. Approximately 4 million people live within a 30-minute drive, making the location highly accessible for advanced manufacturing operations.
Anaheim’s independent municipal utility provides the property with some of the lowest power rates in the region and currently available capacity, an important consideration for advanced manufacturing and other industrial users facing lengthy utility delays in other Western markets. In March 2026, Stadium Landing was named CoStar’s Commercial Development of the Year for Orange County.
The development of Stadium Landing marks a significant achievement for Pacific Industrial, which has completed more than $2 billion in transactions and developed over 8 million square feet of industrial properties. The company is now expanding its operations beyond Southern California, entering Northern California, Portland, Seattle, Salt Lake City, Reno, Las Vegas, and Phoenix.
