Optiml, a Real Estate Decision Intelligence (REDI) platform, will showcase its new decision layer at the Sustainable Real Estate Forum during NYC Climate Week. The forum, opened by the COP31 Presidency, brings together global leaders to advance investment-ready climate action across the built environment.
Optiml’s platform is designed to help fund, asset, investment, and transaction managers protect net asset value (NAV) and yield, optimize capital expenditures (Capex) and internal rate of return (IRR), and meet sustainable transition requirements. The company will demonstrate how its Optiml REDI can replace static reports and spreadsheets, making the analysis manual, slow, and difficult to defend to investment committees.
Empira Group, part of Partners Group, one of Europe's most sophisticated residential investment managers with a portfolio GDV of EUR 14 billion and $10 billion in assets under management (AUM), selected Optiml to power its Transition-to-Green strategy.
At the forum, Optiml will also launch a new Trillion-Dollar Study, developed in collaboration with RICS, INREV, the European Mortgage Federation, Optiml, and PATRIZIA. The study examines the investment, financing, valuation, and policy frameworks required to unlock capital at the scale needed for the global real estate transition.
Nico Dehnert, Co-Founder & CCO at Optiml, said, "The industry does not need more backward-looking reports or audits. It needs a transparent way to understand which assets are exposed, what action is required, when, at which cost, and impact on returns. That is how climate ambition becomes an investable intervention that investment committees, lenders, and investors can sign off."
The Optiml REDI platform enables users to automatically upload, structure, and validate entire real estate data rooms, including valuations, rent rolls, energy performance certificates (EPCs), due diligence reports, and PDFs. It models regulatory exposure, EPC and compliance targets, brown discount avoidance, and green premium pathways. The platform also stress-tests strategies against changing macroeconomic factors, including inflation, energy prices, construction costs, and carbon pricing.
Ralf Morrisse, Head of Transactions at Empira, commented, "Optiml brings together Capex planning, capital efficiency, and return optimization, alongside the decarbonization of individual buildings and entire portfolios. It supports our teams end-to-end across the full building lifecycle, starting at the transaction stage."
Dr. Evan Petkov, Co-Founder & CEO at Optiml, added, "Green Capex is no longer an ESG workstream. It has become a company-wide capital allocation, risk management, and value creation exercise. The need to validate strategies, outline financial impact, and defend decisions to investment committees, lenders, and stakeholders has become a crucial capability."
Optiml is a Real Estate Decision Intelligence (REDI) platform for fund, asset, investment, and transaction managers and consultants. It combines real estate data, agentic workflows, financial modeling, regulatory analysis, physics-based energy simulation, and deterministic optimization to help investors make more robust, transparent, and financially defensible decisions. Optiml is backed by leading global venture capital investors, including Innovation Endeavors (the VC fund of ex-Google CEO Eric Schmidt), Planet A Ventures, BitStone Capital, Kompas VC, and The Bau Ventures.
