Miami leads U.S. in luxury home price increases

Florida's luxury real estate market is surging, with Miami and Tampa leading the nation in year-over-year price increases, according to a new report from Redfin, the real estate brokerage powered by Rocket Companies.
In July, luxury home-sale prices in Miami jumped 18% compared to the same month last year, the highest increase among the 50 largest U.S. metropolitan areas. Tampa followed closely behind, with a 15.4% year-over-year increase. These price hikes are more than three times the national average, which saw a 5.3% rise in July.
In contrast, non-luxury prices in Miami dropped by 1.3%, while in Tampa they remained essentially flat, increasing by just 0.3%. The luxury market in West Palm Beach is also booming, with a 43.9% year-over-year increase in luxury home sales in July, the largest increase in the country. Nationally, luxury sales increased by 5%.
Pending luxury sales in West Palm Beach rose by 20.1% year-over-year, the second-highest increase in the nation. This upward trend has been consistent, with double-digit growth since October 2025. The robust market is attributed to a mix of affluent retirees and working-age buyers, including an influx of finance professionals from firms like Goldman Sachs and Wells Fargo, which have established operations in the region.
The luxury market's resilience is further evidenced by the sale of a $170 million estate by Facebook co-founder Mark Zuckerberg on Miami's Indian Creek Island. Florida continues to attract wealthy individuals from high-cost markets like New York and California, with half of the country's priciest home sales so far in 2026 occurring in the state.
Tight inventory is another factor driving prices up. In Miami, the number of homes for sale fell 18.1% year-over-year, the third-largest decline in the United States. In Tampa, the inventory dropped by 16.1% during the same period.
Jonathan Buch, a Redfin Premier agent in West Palm Beach, notes, "Affluent buyers aren't constrained by mortgage rates and economic uncertainty. High-end properties over $1 million are selling rapidly, and waterfront homes in areas like Boca Raton, Delray Beach, and Jupiter remain highly sought after."
The report highlights the strong performance of Florida's luxury market, even as the broader housing market faces challenges. With its favorable tax environment, warm weather, and waterfront lifestyle, the state continues to draw wealthy buyers, driving up prices and making the market one of the most dynamic in the nation.
