COLUMBUS, OH, UNITED STATES, October 1, 2026 /CourierPR/ -- The USRC Mid-Year 2026 Hotel Investor Survey reveals significant divergences in capitalization rates between hotel categories, underscoring the varied investment landscapes within the industry. For limited-service hotels, the average capitalization rate declined modestly by 20 basis points to 8.7%, while full-service hotels maintained their rate at 8.0%. Beneath these headline figures, discount rates for limited-service hotels decreased by 30 basis points to 11.3%, reflecting a more favorable financing environment for this segment. In contrast, discount rates for full-service hotels rose by 20 basis points to 10.4%, indicating a more challenging financing landscape for this category.

Residual capitalization rates also diverged, with limited-service hotels experiencing a 20 basis point decline to 9.1%, while full-service hotels saw a 10 basis point increase to 8.3%. These differences suggest that investors continue to distinguish between hotel categories, with limited-service hotels benefiting from improved financing conditions. Together, these factors point to uneven return requirements for investors, with full-service hotels facing higher discount rates despite their stable capitalization rate.

The operating outlook provides additional context for these uneven return requirements. Over the next 12 months, expense growth is expected to outpace average daily rate (ADR) growth for both hotel categories. Although ADR growth expectations for both limited-service and full-service hotels increased slightly from the previous survey, they remain below anticipated expense growth. Expense growth expectations also rose slightly, now averaging 3.3% for both categories.
