SEATTLE, Wash., Sep 10, 2026 /CourierPR/ -- Friday Harbor, an AI pre-underwriting platform, has expanded its capabilities by integrating with Freddie Mac's Income Calculator API. This integration allows lenders to quickly determine calculated monthly income for borrowers, including those with variable income, while maintaining eligibility for certain representation and warranty (R&W) relief tied to the income calculation.

The new feature enhances the Friday Harbor platform, which already digitizes borrower paystubs and W-2s from loan origination systems or direct uploads. The platform then generates and updates loan conditions as new documents are added, attaching them to the loan file through its dynamic needs list and Income & Asset Sandbox. Using the digitized data, the Freddie Mac Income Calculator API assesses the calculated monthly income, with Friday Harbor flagging potential issues and providing findings tied to Freddie Mac Single-Family Seller/Servicer Guide requirements. The resulting income calculation can be submitted through Freddie Mac's automated underwriting system (AUS) to support eligibility for R&W relief.

Rob Jewett, chief operating officer at NewFed Mortgage Corp, stated, "Having the Freddie Mac Income Calculator available inside Friday Harbor changes the conversation with borrowers. We can give borrowers a straight answer sooner, keep files moving, and avoid surprises later in the process."

The integration of the Freddie Mac Income Calculator API also supports automated calculated monthly income assessments for loans delivered to both Freddie Mac and Fannie Mae. Theo Ellis, CEO and Founder of Friday Harbor, expressed pride in bringing this new tool to pre-underwriting, saying, "We're proud to give originators reliable qualifying income calculations earlier in the origination process. That means fewer surprises later, cleaner files for underwriting, and greater confidence that loans are ready for sale."
