SURREY, British Columbia, Oct. 05, 2026 /CourierPR/ -- The Fraser Valley Real Estate Board reported a slowdown in home sales in September, with 922 transactions recorded, a two per cent decrease from August and four per cent below the same month last year. Despite the lower sales, the real estate market in the Fraser Valley, including Surrey, Langley, Abbotsford, Mission, White Rock, and North Delta, saw an increase in new listings, with 2,818 properties coming onto the market, up 19 per cent from August but 18 per cent below the same period last year.
The overall inventory remained relatively stable, with 9,763 active listings on the market in September, a 0.2 per cent decline from August. However, this figure is still 31 per cent above the 10-year seasonal average, indicating a continued buyer’s market in the region. A balanced market is typically defined by a ratio between 12 and 20 per cent, and the Fraser Valley has maintained this balance for most of the past two years.
Buyers in the Fraser Valley have been cautious, waiting for greater economic certainty. Despite lower prices and more choice, the pace of sales has remained slow, reflecting the cautious approach of potential buyers.
The average number of days to sell a condo in September was 46 days, while a single-family detached home took 45 days to sell. Townhomes, on average, took 38 days to sell. These figures indicate a modest increase in the time it takes to sell properties compared to the previous month.
In terms of pricing, the Fraser Valley Real Estate Board noted that the composite Benchmark price for a typical home in the region fell by one per cent in September and seven per cent from the same month last year. For single-family homes, the Benchmark price is now $460,000 below its March 2022 peak, making the market more affordable for some buyers. The price for a single-family detached home is currently at $1,300,000, down 1.5 per cent from August 2026 and 8.8 per cent from September 2025. Townhomes are priced at $745,300, down 0.7 per cent from August 2026 and 6.2 per cent from September 2025. Apartments, or condos, are priced at $461,800, down 0.9 per cent from August 2026 and 9.3 per cent from September 2025.
These figures suggest that the market is becoming more attractive for buyers who are in a position to act, offering significant shifts in affordability and potentially allowing some households to move into different segments of the market. However, the continued cautious approach of homebuyers is expected to keep the market at a balanced state for the foreseeable future.
