The property had ceased operations prior to listing and was ultimately returned to the lender. Given the limited operational history and lack of financial statements, the transaction required a value-driven approach focused on real estate fundamentals, site potential, and market positioning rather than historical business performance. Despite these challenges, the property attracted buyer interest quickly after being brought to market in spring 2026, with a contract executed within approximately four months of listing.
