Cove Capital Investments Successfully Subscribes $12M DST Offering

LOS ANGELES, Sept. 1, 2026, Cove Capital Investments, a Delaware Statutory Trust (DST) sponsor focused on debt-free real estate investments, announced the successful full subscription of its Cove Essential Net Lease Industrial 114 DST offering. The fund raised $12,126,736 from accredited investors, financial advisors, and registered representatives.

The newly constructed industrial facility, located in Mobile, Alabama, is a 23,018-square-foot distribution center completed in 2025. Spanning 4.70 acres, the property serves as a product exchange center for a major national food and beverage company. Key features include 16 dock-high doors, one grade-level door, and secure yard space designed to support efficient truck operations.

"The property's proximity to the Port of Mobile and key interstate corridors positions it well for long-term success."

The facility's location along Interstate 65 and proximity to Interstate 10 and the Brookley Aeroplex, Mobile International Airport, and the Port of Mobile, enhances its operational efficiency and strategic value. Cove Capital Investments noted that the property's all-cash, debt-free structure minimizes financial risks associated with leveraged investments.

The offering also includes a potential 721 Exchange exit strategy, offering investors flexibility in their investment strategies. Cove Capital's principals invested alongside investors, underscoring their confidence in the property's potential.

Cove Capital Investments operates a national portfolio of more than 4.3 million square feet across approximately 139 properties. Since its inception, more than 2,700 investors have entrusted the firm with their capital, many choosing to invest in multiple offerings.
