CINC Systems, a leading provider of community management software, has unveiled a new platform feature called Community Intelligence℠. This proprietary technology aims to set a new standard for artificial intelligence (AI) in community management by focusing on context-aware intelligence rather than isolated task-based processing.
At the CINC Up 2026 conference in Chicago, CINC Systems highlighted the results of a multiyear platform rebuild. The company reported that 79% of community management professionals prefer a single, connected platform where all functionalities work together seamlessly. Additionally, context-aware AI was the top choice among tested approaches, with 45% of respondents favoring this method.
Community Intelligence℠ integrates trusted community information and actions to provide smarter, more informed decisions. For instance, Cephai, the AI engine inside CINC, can bring relevant governing requirements into an architectural request, helping residents complete their submissions more efficiently. This feature ensures that the relevant context remains with the work, enhancing the overall efficiency of community management processes.
Ryan Davis, CEO of CINC Systems, emphasized the importance of context in AI-driven technology. "The next era of community management technology will not be won by the platform with the most agents. It will be won by the platform that understands the work around the task and can turn that context into meaningful progress," he stated.
CINC Systems has invested in rebuilding its platform to ensure that data, identity, permissions, and community context can work together natively. This approach allows intelligence to be built into the platform's core operations, rather than being bolted on as an add-on. The company's ACC Skill, for example, helps homeowners identify what is still needed before submitting architectural requests, streamlining the review and approval process.
The impact of Community Intelligence℠ is evident in significant volumes of real community work. According to CINC, nearly half a million invoices have been AI-coded year to date, while clients are currently using the same intelligence to work on nearly 2,500 budgets representing roughly $500 million in proposed association spend. These AI-supported workflows have saved more than 36,000 hours year to date, representing approximately $1.13 million in realized labor cost savings.
Adoption of Community Intelligence℠ is also deepening within individual management companies. For instance, at RISE Association Management Group, budget drafts that previously took approximately five to 10 hours were reduced to about one minute using CINC's Budget Skill. At GUD Community Management, which processes approximately 15,000 invoices per quarter, invoice processing in the measured workflow fell from roughly 10 minutes to about 30 seconds per invoice. At DTA Community Management, board packet preparation that previously took days now takes minutes.
Cephai operates within CINC to provide intelligence that goes beyond generating an answer. Depending on the workflow, CINC can retrieve relevant information, prepare work, surface recommendations, and help move the next step forward while preserving the review, approval, and judgment that remain with people. This ensures that the technology supports, rather than replaces, human decision-making.
Duri Chitayat, CINC Systems' chief technology officer, noted, "AI does not fix fragmentation. It amplifies whatever architecture it sits on. Our investment has been in the foundation underneath the AI: the data, identity, permissions, systems, and context behind community work. That is what allows intelligence to become more useful as the platform becomes more connected."
CINC Systems is committed to making the promise of one platform tangible. The company is rolling out a unified experience across its platform, which will reach all clients before year-end at no additional cost. This unified experience will bring CINC and CINC Connect together through one login, universal navigation, and global search. The company is also accelerating CINC Connect adoption, with more than 330,000 doors live today and a commitment to more than 3 million doors live by year-end, representing more than half of its total door base.
In conclusion, CINC Systems' Community Intelligence℠ is a significant step forward in community management technology. By focusing on context-aware intelligence and integrating it into the platform's core operations, CINC is setting a new standard for efficiency and effectiveness in community management.
