Austin Luxury Homes Selling Faster While Larger Homes Struggle

In the third quarter of 2026, the Austin real estate market has seen a significant shift, with homes priced appropriately selling twice as fast in certain areas. According to a report by Johnny Ronca, a Luxury Associate Broker with SERHANT, homes in Westlake (78746) are now selling in just 30 days, down from 61 days in the same period last year. Sellers are retaining 93% of their original list price, up from 88% in Q3 2025.
The market dynamics are different for larger homes. Homes in the 2,300 to 3,500 square foot range in ZIP code 78704 have seen a 7.2% increase in median price to $1,782,500 and are selling in 34 days compared to 52 days last year. However, homes in the 3,500 to 5,500 square foot range have experienced a 21% decrease in price per square foot and are taking 84 days to sell, up from 67 days.
Circle C (78739) stands out as Austin’s fastest luxury market, with homes in the 2,300 to 3,500 square foot range selling in a median of 15.5 days at 98.5% of their original list price.
On the waterfront, the situation is starkly different. Homes on Lake Austin are experiencing a 12.9% increase in median price per foot to $1,173, but the median time on the market has risen from 121 days to 273 days. Conversely, homes on Lake Travis are selling 24 days faster than last year, but there is still about 15 months of supply, favoring buyers. Specifically, matched waterfront homes (2,500 to 4,000 square feet) are selling in 67.5 days compared to 91.5 days last year, at 88.7% of the original list price.
