IRVINE, Calif., Sept. 30, 2026 /CourierPR/ -- Archwest Capital, a leading private lender to residential real estate investors nationwide, has completed its third rated residential transition loan (RTL) securitization in less than 12 months. The latest transaction, Archwest Mortgage Trust 2026-RTL2, totals $300 million and brings the company’s total issuance across the program to $875 million.

This latest securitization attracted more than $1 billion in investor interest, underscoring the strong demand for Archwest’s offerings. The transaction adds new institutional investors to Archwest’s capital markets platform, expanding its investor base and establishing Archwest as a programmatic issuer in the RTL securitization market.

Archwest Capital provides business-purpose financing secured by residential, multifamily, and mixed-use properties. The company’s latest securitization is backed initially by 218 residential transition loans with an aggregate principal balance of approximately $217.3 million, along with approximately $98.5 million in the accumulation account.

The transaction utilizes a two-year revolving structure that allows principal repayments from underlying loans to be reinvested into newly originated collateral, providing Archwest with continued funding capacity during the reinvestment period. This structure follows Archwest’s prior rated transactions, including its inaugural $300 million 2025-RTL1 securitization and its $275 million 2026-RTL1 transaction.

Performance across the securitization program has remained strong. Morningstar DBRS has cited solid historical performance, historical paydowns and payoffs, robust pool composition, and structural enhancements among the credit strengths of Archwest 2026-RTL2. The company’s inaugural 2025-RTL1 transaction has also fully revolved, with approximately $300 million of principal repayments reinvested into new collateral within the program’s first year.

The quality and performance of the assets are every bit as important to Archwest as the amount of capital raised. The company’s collateral has continued to perform at a high level, with no loan repurchases from its securitizations to date. When you combine that performance with a fully revolved inaugural transaction, strong repeat demand, and new investors entering the program, it demonstrates the strength of Archwest’s underwriting, credit, and asset management platform.

Archwest Capital is a leading private lender to residential real estate investors nationwide. The company provides business-purpose financing solutions across a diversified suite of products, including ground-up construction, fix-and-flip, and bridge loan programs.
