Alpha Compute Secures $47 Million in Seller Financing for 200MW Data Center Campus

New York, NY, Sept. 10, 2026 /CourierPR/ -- Alpha Compute Corp., a vertically integrated artificial intelligence infrastructure company, has secured $47 million in seller financing for the acquisition of a planned 200MW AI data center campus in northern Pennsylvania. The deal, which includes the purchase of approximately 350 acres of surface and pore-space land, marks a significant step forward for the company's expansion plans in the region.
Under the agreement, the base purchase price of $55 million is divided into a $3 million deposit credited at closing and an additional $5 million in cash. The remaining $47 million will be financed by the sellers through a seller note issued by Alpha Compute. The note carries a fixed interest rate of 6.00% per annum, payable monthly in arrears, with no scheduled amortization or cash sweep. The maturity period is five years, with the outstanding principal and accrued interest due as a balloon payment. Alpha Compute retains the flexibility to prepay the note in whole or in part at any time without any penalties.
The transaction covers approximately 1,800 net unleased Marcellus mineral acres in Tioga County, carrying a 100% net revenue interest, subject to title confirmation. The project, known as Alpha Energy 01, is designed to generate 200MW of power and data center capacity behind the meter from gas produced on the property. The company expects this to provide continuous generation for ten years at an all-in delivered cost of approximately $0.0585 per kilowatt-hour, significantly below the prevailing PJM commercial and industrial rates.
Alpha Compute has outlined a comprehensive set of community and environmental commitments for the project. The design includes closed-loop cooling, sound held to a 57 dBA community standard, full-cutoff lighting, and low-reflective earth-tone and barn-style buildings set behind berms and native plantings. Riparian buffers will protect local waterways, and the site will feature regenerative farmland and a greenhouse to support on-site food production for employees. Additionally, rainwater and well-water collection systems will be implemented for reuse.
The project also aligns with Alpha Compute's broader strategy of developing greenfield data center campuses. No power or data center capacity is currently operating or available at the site, and the 200MW figure represents planned capacity. Alpha Compute remains committed to evaluating potential expansion to 1GW if market conditions warrant.
To support its engagement with Pennsylvania's business, energy, and policy community, Alpha Compute has joined the Pennsylvania Chamber of Business and Industry, the Commonwealth's largest broad-based business association. Founded in 1916 and headquartered in Harrisburg, the PA Chamber represents more than 12,000 member businesses, accounting for roughly half of Pennsylvania’s private workforce. The company's membership in the PA Chamber reflects its intention to build the project as a long-term participant in the state's economy.
The project is subject to local data center ordinances and will require review by the County Planning Commission and approval by the Board of Commissioners. An environmental and community impact analysis, an environmental impact assessment, a water feasibility study, and coordination with the County 911 Coordinator and Department of Emergency Services are also necessary. Alpha Compute intends to engage with township officials, county staff, and area residents throughout the process.
While the deal represents a significant milestone for Alpha Compute, the company acknowledges that the project remains subject to various conditions. Satisfactory due diligence, negotiation, and execution of definitive agreements, including a Property Purchase Agreement, title and survey review, financing, receipt of required governmental and regulatory approvals, and other conditions, are still pending. No assurance can be given that the transaction will close or that the project will reach commercial operation.
